Sure, all agents must go to real estate school and learn the basics... but what I am talking about when saying "all agents are not created equal" is THE HEART! The core of the human you are interacting with. There are indeed some really good agents in Horry County whose primary intentions are to serve their clients with the utmost respect and loyalty. Unfortunately, it is far and few between to reach the upper echelon. One of the biggest complaints in the real estate industry from both buyers and sellers is their agent is not available when needed, does not return phone calls, has middle men/secretaries to filter their calls, etc. I can guarantee this will not be the case if we decide to work together! It is a fact most agents are in the real estate business only for the money. Sure, agents need to a living, and quite honestly it is well deserved for the countless hours and costs involved to properly market a property for sale. However, if this is the agents main concern, it is my opinion there is a major conflict of interest. The law states as real estate agents, the buyer or sellers best interest is OUR fiduciary responsibility and that we MUST FIRST seek to serve the buyer or sellers interest. Now don't get me wrong, I am not in the business to drive around from house to house, condo to condo showing "lookie loos" and tire kickers every property available. The demand for my services and time are simply too high. I do limit the number of buyer clients I am serving at any given moment to less than 10 in order to devote the time necessary which each client requires. This approach has served me well and my clients love me for it! My question to you is, "would you rather work with an agent who has just 10 clients, or one with 100 or more? Not necessarily physically, but virtually in many cases in order to eliminate those which simply do not fit your needs. If you are out of the area, I will visit the unit for you, take photos and when appropriate, create videos in order to help you make the decision. 3. Once we find a property you are interested in, we are going to figure out all the facts. We will "push the pencil to paper". 4. I will handle all the details. From negotiating the offer to inspections and appraisal appointments. When needed, I will hook you up with lenders when needed who are actually lending at very competitive rates. DO NOT believe the hype...banks are lending if you have 20% or more to put down. Lastly, I will stay in touch with you for the rest of your life.
